General information on Jiangmen's development

Jiangmen is located in the central southern part of Guangdong Province and at the west wing of the Pearl River Region. It is adjacent to Nanhai in the south and very close to Hong Kong and Macau. The altitude of this city is between N 21¡ã27¡ä~22¡ã51¡ä, while its longitude is between 111¡ã59¡ä~113¡ã15¡ä. The northern end of city reaches Lishui of Gulao Town in Heshan, the southern part reaches Weijia Island of Xiachuan Town in Taishan. The distance between the north and south is around 142.2 kilometers. The eastern end of this city is Daaowei in Xinhui, while its western end is Hakengwei of Naji Town in Enping. The distance between the east and the west is around 130.68 kilometers. The southern part of Taishan, Xinhui and southeastern part of Enping are at the coastal areas of South China Sea with a total coastal line as long as 283.36 kilometers. The total coastal line of all the islands reaches 331.51 kilometers. The total area on-land reaches 9,541 square kilometers taking up only 5.32% of the total city area. The total area of islands is 235.17 square kilometers. The total number of islands with the area over 500 square meters reaches 97. The largest island is Chuandao Island in Taizhou with an area of 137.16 square meters. The second largest island is Xiachuandao Island with an area of 81.73 square kilometers. Jiangmen belongs to the continental shelf area below 200 meters above the sea level, which was originated from Huangmao Sea in the east and Zhenhai Bay in the west with a total area of around 2,257 square kilometers.

There are 30 different nationality groups residing in this city. The Han group takes up 99.8% of the total city population. There are 29 minority nationality groups such as Zhuang, Yao, Tujia and Mao, etc. The minority population is around 8,000 only taking up 0.2% of the total population. At the end of 2000, the registered permanent households reached 1.108 million with a growth of 19,852 households. The total population was 3.809 million with a growth of 10,100. The male population was 1.939 million and the female population was 1.870 million. The non-agricultural population reached 1.456 million while the non-permanent residents reached 413,446.

In recent years, under the direction of a series government development strategy of ¡°Scientific Development and Advanced Competition¡±, the social and economic development of this city has been very significant. In 2004, the total GDP of this city reached 83.456 billion RMB with a growth by 12.2%. The general government revenue from local jurisdictions reached 2.894 billion RMB with a growth by 18.41%. The total GDP from industries reached 170 billion RMB. The added value created by industries achieved the growth by 17%. The total social investment on fixed assets reached 19.788 billion RMB with a rapid growth by 22.82%. The total social retail income reached 31.157 billion RMB with a growth by 12.1%. The total GDP was ranked in the top list of Guangdong Province. In the past few years, the city construction has also been developing really fast. It has been awarded as ¡°the Model Tourist City of China¡±, ¡°the Model National Garden City¡±, ¡°the National Model City on Public Sanitation¡± etc. Today¡¯s Jiangmen has become a prosperous, harmonious and fast developing modern city.

General information on real estate industry in Jiangmen

According to a trading statistic report of real estate market from Jiangmen Housing Management Bureau, the city sole 3643 unit of houses, which was less than 2,000 RBM per square meter; 1465 unit of house, which was between 2,000-3,000 RBM per square meter in side the urban district, with the proportion of 94.13% in all. Huang Xiaoxian who was the officer of Housing Management Bureau said that: ¡°Because of the increasing sale of villa, the average price of floor space raised from 1,500 to 2,027.57 RBM per square meter. If ignore the sale of villa, the average price would be 1,691.48 RBM. The price in Jiangmen remained steady at the same level for three years. In the coming 3 or 5 years, the price here will still go as its way, with out obvious raising or falling, while the price in the other places of PRD area were higher than here.¡° She surely was not satisfied by this steady situation. The other office, who was also the chairman of the Association of Real Estate Industry in Jiangmen comprehended this market trend in another way. He said, the Jiangmen real estate market was under the development control for many years with the floor space of 500,000 square meters per year.
