There were two words used to describe the real
estate market of Jiangmen City. They were calm from the civil society and
“steady” from the government. Both of these two words can demonstrate one
meaning that the consumer capacity of citizens of Jiangmen can match the
real estate development now. The mayor said now it was time to control the
development scale and pulled up the price properly.
The current situation of steady development
According to a trading statistic report of real
estate market from Jiangmen Housing Management Bureau, the city sole 3643
unit of houses, which was less than 2,000 RBM per square meter; 1465 unit of
house, which was between 2,000-3,000 RBM per square meter in side the urban
district, with the proportion of 94.13% in all. Huang Xiaoxian who was the
officer of Housing Management Bureau said that: “Because of the increasing
sale of villa, the average price of floor space raised from 1,500 to
2,027.57 RBM per square meter. If ignore the sale of villa, the average
price would be 1,691.48 RBM. The price in Jiangmen remained steady at the
same level for three years. In the coming 3 or 5 years, the price here will
still go as its way, with out obvious raising or falling, while the price in
the other places of PRD area were higher than here.“ She surely was not
satisfied by this steady situation. The other office, who was also the
chairman of the Association of Real Estate Industry in Jiangmen comprehended
this market trend in another way. He said, the Jiangmen real estate market
was under the development control for many years with the floor space of
500,000 square meters per year. The moderate development brought the
rational market.
The developers were not satisfied with the current situation. The price of
house was very low which was far from the price of Guangzhou. A manager said
that the development of real estate should rely on the urban economy.
Jiangmen City’s economy developed slowly, so the real estate market grew
slowly too. Now more and more developers focused on the luxury houses,
because they believed that the rich people were everywhere even in the poor
area.
The demand of urban development dynamics
Thinking in the long term way, some developers believed that the future of
Jiangmen’s real estate would be bright. In fact, some cases can demonstrate
that potential did exist here. The transportation condition was being
improved. The exhibition economy developed steadily. Jiangmen was also
entitled as the comfortably living city, excellent tourism city and national
sanitation city and so on. The construction of infrastructure would
facilitate the development of Jiangmen City. The investment reached 37.6
billion yuan this year.
Jiangmen was full of conditions for its booming of real estate industry.
However the situation was opposite to the expectation of local people. What
was the reason? Someone said that it was because Jiangmen was lack of
skilled staffs of real estate and real estate industry was lack of passion.
The tradition culture can explain the phenomenon partly.
From northern new district to the riverside avenue
These two big projects were the landmark of urban planning projects, which
represented the orientation of urban construction in Jiangmen. The northern
new district was planned and constructed in order to build up a new urban
area which can facilitate the economy and show a new city environment.
However, after the change of leaders of the Party and municipality, the
emphasis of development was changed too. The riverside avenue became the
focus.
The change of urban planning blocked the development of real estate
industry, because the infrastructures for the residents were absent without
a practicable plan.
The soul of “Wu Yi” area
Jiangmen was a city which paid attention to the environment protection and
humanness image shaping. The ancient architectures here were under good
protection. Because people understood that the urban architecture was both
the soul and the body of a city. They were the valuable tangible capital and
intangible wealth. They can reflect the spirit and culture of a city.
Jiangmen
is beautiful city. Why does its price of real estate industry stay in low
state? The factor of land requisition matters.
As what Wan Nanjian major said, the sustainable development was the basic
principle of urban development. The final goal was to create the comfortable
